We had three major storms last fall, and many homeowners suffered roof damage. In a previous blog post, I wrote about a pending sale with a damaged roof...the seller was my customer. We were under contract, and it became a battle between insurance companies; the seller's insurance company said, "Repair the 20-year-old tile roof, it won't be replaced," but three roofing contractors said they couldn't because the tiles are no longer manufactured.
The buyer could not bind insurance---even Citizens Insurance denied them--which I found out 2 hours before closing. Fortunately, MCE Yoder Roofing of Sarasota saved the deal. They located a tile manufacturer that could make the tiles and gave us an estimate for roof repairs that the buyers needed to bind insurance. We closed on time!
P.S. The buyer could have terminated the contract with an addendum saying it could be cancelled if buyer could not get insurance. I'm very glad that didn't happen.
