Home is over 20 years old with the original "hip tile" roof and several roof tiles were damaged by Hurricane Milton. As to be expected, local roofing companies are slammed, and their schedules are months out for roof inspections, repairs, and replacement.
The home is now under contract, and we are just days away from closing. Insurance companies are also slammed, and it took weeks for an adjuster to determine that the roof will be repaired, not replaced; contrary to what roofing contractors are saying--that the roof must be replaced by Florida statute. It's my understanding that if the roof is damaged on two or more sides, it must be replaced and this roof is.
How this will turn out is yet to be determined. Buyer and seller will not extend the closing date beyond the first week of December. Fortunately, the buyer is working with an excellent closing attorney who will protect the interests of both parties. Stay tuned for updates on this roofing saga. Will there be funds withheld at closing from the seller's proceeds as an "escrow holdback" pending roof repairs or replacement?
