Homes Under Contract Today: Sarasota homes sales are highest today in the area of University Parkway and North (zip code 34243). Residents enjoy the convenience of University Town Center Mall, fabulous restaurants, Lido Beach, St Armands Square and the amenities of the City of Sarasota. Most popular subdivision today is Palm Air, average sq ft 2,051, and average price $314k for both condos and single family homes, built in 1983 average.
Venice: Zip codes 34285 and 34293 are very popular today with home buyers. Venice is an amazing area that has been totally revitalized in the past 10 years. Who does not love downtown Venice with great shops and restaurants? It is just five minutes from Venice Beach, what a wonderful place to walk after having lunch. Lifestyle, lifestyle, lifestyle. I have sold 4 homes recently in Venice and the buyers are very pleased. Venice High School is great high school with the best athletes in the county. Hate to admit that because my family attends a popular high school in Sarasota. We go to many high school games at Venice High School because we have a high school freshman in sports. I love the school spirit and focus on athletics at Venice High School.
South Venice: Single family homes, 1,434 sq ft, average price $226k, built in 1984. Some have private pools. Great values for second home buyers, first home buyers, and working families.
New Homes in Venice: more people are buying at Island Walk, Grand Paradiso, Grand Palm, and Sarasota National. These are new homes or less than 5 years old, 1,800-2,100 sq ft, selling in the mid- to high $300's.
The average price in this blog represents the list price since these homes are pending in MLS but not sold. After closing, the actual sales price will be posted in MLS. Of course, it will be less, a good estimate is 3% off the list price.
You've heard me say (as recently as last week) the importance of using your own Realtor when you shop around for new homes. Using the same Realtor paid by the developer is like getting a divorce and using your "ex-to-be's" attorney. These people do not work for you, they work for the developer! I can attest, from my own personal experience as an investor, how important it is to have someone on your side when you go through the home buying process. I help new home buyers negotiate good deals for new homes and am with them through the entire process. Why is that important after you have signed the contract? Your own Realtor has a feel for a bad situation when the new home developer extends closing dates or when deadlines are missed. Maybe it's failed inspections, or maybe (in my case), the developer runs out of money and his contractors fund the project out of their own pockets. Perhaps the County sends them back to the drawing board for code violations. Perhaps the developer is in default of your contract. Your own Realtor will help you find out the truth when something smells a little funny.
