As a Senior Real Estate Specialist (SRES), I can help you understand that the considerations for where you will buy extend beyond the four walls of the home.
Neighborhood Quality. What's important? Open spaces, amenities and activities, or city life? Where do you really want to settle?
Convenient Distance to Loved Ones. That is the second-highest priority in selecting a neighborhood for those aged 57 and above. Some want to live near but others want to be as far away as possible (hahaha).
Accessibility to Shopping Areas. I live in central Sarasota, 5 minutes away from the grocery store, drug store. As a senior, I value my self-reliance and independence.
Nearby Health Facilities. As we grow older, healthcare is an increasingly important consideration. In 2016, I went into AFIB; EMS and the paramedics were 5 minutes away, and Sarasota Memorial was another 15 minutes. This is why I won't buy an RV and travel. They saved my life.
Design and Affordability. Seniors want adult-active communities with amenities such as pools, gyms, and classes.
Embracing New Builds. Seniors have the ability to customize their home designs, buy into areas with amenities, avoid potential renovations, roof replacements, and plumbing/electrical issues.
Choosing Non-Traditional Homes such as townhomes, condos, villas, and apartments as opposed to single-family homes. Seniors want less space, a community that has amenities and neighbors who are fellow seniors, and they don't want outdoor maintenance. Younger retirees are more drawn to resort or recreation areas, while older seniors prefer an urban setting (medical care, churches, shopping, and restaurants).
Family is at the Forefront. In 2022, the top reason for seniors to relocate is to be closer to family. Around 14% of home buyers ended up in muti-generational households, living with parents, adult children, or extended family members. Whether driven by a wish to avoid loneliness, facilitate caregiving, or simply enjoy added companionship and support, buyers were willing to compromise on other aspects of living arrangements to be close to family members.
