Realtors are frequently asked if we will reduce our commission when go on listing appointments and negotiate deals.  The answer is, "Here's a list of at least 66 things I do when I sell a home.  Please tell me what you would like me to remove from the list in exchange for taking a reduction in my commission:"

Research (3): Comparable sales; open and closed permits; local sales trends.

Negotiate (4):  Price; deposit; closing date; repairs.

Preparing Real Estate Forms (19):  Listing agreement; contract; addenda to contract; contract checklist; listing checklist; contract to closing form; agency disclosure; drywall addendum; mold inspection addendum; pinhole leak disclosure; affiliated business arrangement; home warranty; walk-through inspection; homeowners association disclosure; condominium rider; wire fraud prevention notice; addendum to contract; Addendum L Right to Inspect/Right to Cancel; appraisal contingency.

Make Referrals from Personal Network (14): Mortgage lenders; Inspectors; home stagers; contractors; handiman; electricians; roofers; plumbers; air conditioning; painters; closing agent; staging, insurance; attorney.

Coordinate and Negotiate Contract Extensions (2): Inspections; closing dates.

Attend Scheduled Appointments (4): Inspections; reinspections; walk-through; closing.

Coordination (4): listing coordinator; closing coordinator; broker; other party.

Home Staging (4): research, plan; shop; purchase.

Marketing (5:) Photography; post cards, brochures, social media, Mayfair International.

Service Listing (7): Visit vacant home weekly; keep clean; plant flowers and pull weeds; hold open houses; add to local MLS tour and Michael Saunders caravan.

So Mr. Seller and Mr. Buyer - if you want your Realtor to reduce their commission, you decide which duties are not important to you.  Always remember that the Realtor who reduces his or her commission for you will probably discount the price of your home when it's time to negotiate.
