Sarasota Real Estate News

Today in Sarasota, Florida, there are 1,172 homes under contract (pending) up from 1,123 last week.  In the past seven days, 478 homes pending were sold.  A total of 1,034 have sold since January 1, 2020.  It's a HOT market here today.

Inventory is very low, so if you are thinking of listing your home, now is the time.

One fast-selling community is Sara Sands on Siesta Key with single family homes built on deep water canals. Boaters have easy access to Roberts Bay, the Gulf, and Intracoastal Waterway. Homes have 100' to 250' of waterfront with private pools overlooking the water. Siesta Key village and the beach are just a five-minute bike ride away. 

Those under contract today in Sara Sands are listed from $1.2 to $1,3 million, all remodeled, and most were under contract in ten days or less.  See photos below.

1723 Bay Street is the most reasonably priced 4-bedroom large single family pool home on the market today in downtown Sarasota.  At $775,000, it's a great deal in an amazing neighborhood "west of the trail."  Comparable homes in Hudson Bayou are listed at $899,000 and $1 million.  (more photos below).

Doctor Beach has ranked Siesta Key as #1 in the USA!!  5302 Cape Leyte in Siesta Isles subdivision, just a 10-minute walk to the public beach, is now under contract listed at $611,000, no pool, sold to Canadian investors.  For homes off Siesta Key but near the beach, consider Gulf Gate, only a five-minute drive to Siesta Key. 

Gulf Gate subdivision has mostly 2-bedroom block homes built in the early 1960’s. The average price is $250,000 without a pool, for 1,556 sq. ft.    One-third of the recent sales were cash.

Gulf Gate Woods is ten years newer, built in the early 1970’s with mostly 3-bedroom block homes; homes sell for an average of $312,000 (half had pools) for 1,800 square feet.  More people are financing homes in Gulf Gate Woods since it’s more costly than Gulf Gate subdivision; only one-fourth of the recent sales were cash. 

Ready for an adventure?  Visit Crowley Nursery, east of I-75 at the end of Fruitville Road.  You’ll want to put this in your GPS because the last two miles are on two dirt roads.  It’s so fun, you’ll pass several horse farms and I recommend that you stop and get some farm fresh eggs, herbs, and local honey; just watch for the signs.  Crowley Nursery is a five-acre master gardener’s dream with hundreds of varieties of tropical plants.  I left with several flowering, fragrant plants for my lanai, about half the price of Home Depot or Walmart.  Mrs. Crowley is an organic gardener; this is country and they have a very clean out house for customers.  J

PRICE REDUCTION!  5302 Cape Leyte Drive, walk to Siesta Beach.  2 BR 2BA with den on large lot, now $619K, Open House Sunday, April 2, 1-4 p.m.

JUST SOLD!  New 4BR pool home in Venice to an Indiana family, very savvy Buyers, a real estate family.  We met at my Open House in 2015 at the Country Club of Sarasota, when they were in town visiting friends.  Their plan was to relocate to Sarasota the summer of 2016.    They did everything right – here’s how:  

  1. Found their Realtor (me!) at an Open House in Sarasota and told me their plan.
  2. Obtained loan pre-approval from MSC Mortgage so they knew how much they wanted to spend.
  3. Thoroughly researched the Sarasota real estate market through MLS listings I sent--plus their own exploring on Zillow, and Trulia.
  4. Got their home ready to sell, priced it right, and it sold very quickly.
  5. We visited Sarasota and Venice new homes and resales last summer, comparing locations, schools, and amenities.
  6. Educated themselves about the area schools.
  7. Chose Venice, Florida, a smaller but fast-growing town with a great restaurants, beach, good schools, offering larger homes at affordable prices.
  8. Realized that they did not need to live on a golf course.
  9. Chose a subdivision with very easy access to I-75, so they could be in Sarasota to work and visit friends in just 20 minutes.
  10. Decided to buy a new home during the construction phase; found the floor plan and lot for a pool home.
  11. Negotiated and re-negotiated with builder on incentives.
  12. Once under contract, immediately obtained a pool sketch from a pool contractor. Oops! Due to a setback, there was not room for a regular size pool, contrary to what we were told by the on-site agent. Cancelled the contract and found a larger lot that would accommodate their desired floor plan with a lap pool.
  13. Rented two different furnished homes in Venice until they closed on March 30th.  This was not easy but they followed their intuition and it all worked out for them.  So happy!
  14. Kept an eye on the construction progress and discovered that the wrong kitchen back splash was installed. Mistake corrected by the builder.
  15. They are in their new home, and husband is on his way from Indiana to Sarasota driving a truck with their furniture that has been in storage since August.

VA Loans!  Did you know…?

I can help military members and veterans find their new home, negotiate a deal, and refer them to lenders who know how to process these loans?

- 75 percent of military families say that owning a home is one of the most important things to them when they return home from service.

- Most military members and veterans do not quality for conventional loans due to the down payment requirement. 

- VA loans have lower closing costs, lower interest rates, and flexible underwriting. 

- Members serving in the Reserves or National Guard are eligible for VA loans after 6 years of duty.

- They may borrow up to $417,000 without a down payment in most parts of the country.

1.  VOLUNTEER!  Are you looking for a worthwhile project or volunteer opportunity?  I have several friends involved in Project C.U.R.E., and they need your help.  Project C.U.R.E. is the largest provider of donated medical supplies and equipment to developing countries around the world. Volunteers pick up used medical equipment from medical facilities across the state of Florida that would otherwise be thrown away.  This equipment is unloaded at a local storage facility awaiting shipment.  When the storage rooms are full, a semi-truck (donated by Walmart) picks up the equipment and ships overseas to third-world countries where these items are put to good use.  If you would like more information about volunteer opportunities for Project C.U.R.E., please call me at 941-914-4914 and I'll put you in touch with the right people.

Good morning, and thanks for reading my blog.  Please see www.PalmerRanchLindaHolley.com for many home-buying tips and information on new construction.    

Many of my customers are looking for maintenance-free communities in Palmer Ranch.  Some quarterly maintenance fees are low because the owners are responsible for repairing and replacing their roofs--and that can cost $30,000+.   My accountant has a favorite saying, "Pay me now or pay me later."  One of my favorite developments in Palmer Ranch was built in 1996 and quarterly fees are $844, but that includes only grounds maintenance without roof.  All of the homes sold the past six months have the original roofs (from the Seller's Disclosure posted on MLS) and of course, with the rain we have had in Sarasota, many homeowners are dealing with leaks.  At some point a homeowner decides to repair/replace...or sell and stick the new owners with the roof replacement, which may be right around the corner!  Buyers beware!

If you go to a new maintenance-free community, first of all, let me go with you!  We will discuss how long the roof is guaranteed, and I will be sure an attorney looks over the contract and we'll be with you if things are not looking just right during the buying process.  All developers and contractors are not reputable, and if you don't believe me, just check out my website and the button "About Linda"  and my first testimonial from my Expert Witness in a legal battle.   If you buy an older "maintenance free" property, I urge you to consider the cost of roof replacement.  The comps may or may not include sales where the owners replaced the roofs.  The good news for the owners is that they have enjoyed years of the lowest fees in the area without the Homeowners Association budgeting for roof replacement.  The bad news for buyers is that they will pay the cost to repair/replace roofs in the next few years.  Depending on your lifestyle and future plans, new construction makes a lot of sense!  You can pay $370,000 for an old home in Sarasota--with or without the upgrades--or a new home in Palmer Ranch with standard upgrades (granite and stainless steel appliances).  Thinking about security?  Some older maintenance-free communities have a gate with a code for entry--that every pizza delivery man and landscaping company has--and some have a guard gate with an individual to deal with before getting in.  While the listing says "security," there is a big difference.  It's true, I am still using a gate code for a "gated community" that I used to hold open houses there two years ago.  

Each day there are more new homes being built in Sarasota--Palmer Ranch, east of I-75, and also near University Town Center Mall...I'd love to take you to see them!

Don't forget... Florida real estate contracts are changing next month as required by the Consumer Financial Protection Bureau (see www.consumerfinance.gov) and I'm up-to-date on how that affects real estate transactions.  Timelines for lenders have changed, and those under contract who miss the new deadlines have to start the mortgage approval process over again until they get it right; that affects both sides of the transaction for both Buyers and Sellers and will delay closings. 

I'll be holding Open Houses this weekend at Harbor Towers on Siesta Key beach, 5855 Midnight Pass Road, #207, a 1,755 sq ft condo with a full bay view, 3 BR 3BA, plus den reduced to $529,000.  This property is a wonderful investment because it allows rentals 26 times per year and it's pet-friendly; it will easily generate over $30,000 in income, and is updated and ready to go.  Seller is encouraging all offers because he has already purchased his new home.  Harbor Towers rents their boat docks for $1 per foot per month, Siesta Beach is a lovely place to live and visit, and this homeowners association is very financially solvent.  Since realtors are telling us they will be aggressively negotiating deals for their Buyers, I seriously look for this property to be SOLD soon.  This is a very large property for Siesta, an end unit, with fabulous water views--even from the kitchen.
